The steps to reproduce are not trivial, because this has begun happening in a rather complex project. Here are my current steps:

1. Open a rather complex app that has Activities and Fragments with theming and using the Splash Screen API
2. Open a fragment layout XML file in the split or design editor

Observed results:

3. The preview and design editor show an empty screen, but in the design editor, the component tree contains elements and clicking in the grey void selects them. It simply appears as if they are not rendering.
4. Also note that the issue panel is showing errors, but clicking on it (or the error icon next to items in the component tree) brings up the panel without any warning or errors. What is further confusing, is that the file that is open is called fragment_settings.xml, but the panel for "Layout and Qualifiers" displays a number (in the screenshot, 46 problems) but the panel itself is empty and states there are "No problems in style_dark.xml"

Expected results:

3. The preview and design editor work as expected, displaying the current layout that has no issues on execution.
4. The "Layout and Qualifiers" problem panel shows any warnings or errors in the current file.

Additional remarks:

• I've noticed that sometimes the issue is that the activity theme is set to App.Starting, which is used for the Splash Screen API. Selecting this theme does not render any content in the preview panel, but normally switching it to a normal app theme resolves this problem. That is not the case for this issue.
• Restarting AS does not resolve the problem, but sometimes it will display precisely one warning message in the "Layout and Qualifiers" problem panel (screenshot attached).
• Stepping through the "Repair IDE" process (including invalidating caches) does not resolve the problem.
